From Facebook Marketplace to Lake Life: A Thoughtful Home-Selling Journey in Savannah

Most successful home sales don’t start with a “For Sale” sign. They start with a conversation, and a great plan.

I first met these clients through a simple Facebook Marketplace interaction in late 2024. What began as a casual exchange quickly turned into a real estate partnership built on trust, data, and clear guidance.

The story starts with their first home, which they were tired of fixing up, but that had strong selling features such as more square footage than typical for the area, a true garage, and a spacious primary suite. They threw out a number around $300k, saying they would be happy with that price. After walking the property and studying neighborhood sales trends, I created a strategic pricing and marketing plan designed to highlight those strengths. I also connected them with trusted local handymen to complete final projects, provided hands-on staging, and helped prioritize which repairs would actually move the value needle, and which weren’t worth the investment.

504 E. 64th St. - SOLD for a price far exceeding my Sellers expectations.

We listed this home in early 2025 and sold it in 4 days for $485,000, far exceeding their original expectations and establishing a foundation of confidence moving forward.

Planning Ahead for a their next Sale

Around the same time, we began discussing their next step: an inherited home in the Dutch Island / Isle of Hope community, some of Savannah’s most sought-after coastal neighborhoods. Initially, the plan was to sell in late 2026. But as often happens when life shifts, their timeline moved up.

By mid-2025, they were ready to take action. Rather than rushing to market, we approached the sale with intention. Together, we evaluated which improvements would deliver meaningful return, coordinated prep work, and studied past sales in the neighborhood to understand exactly where the market was heading.

This data-first approach allowed us to enter the market informed, not guessing.

A Post-Holiday Listing That Moved Fast

We listed just after Christmas, a time many homeowners assume is too quiet for serious buyers. In reality, well-positioned Savannah homes often stand out when inventory is lower and motivated buyers are paying attention.

Within 24 hours, we were under contract.
Two weeks later, we closed.

During negotiations, we adjusted from our original list price to meet the market where it was, right in line with the neighborhood sales data we had studied from the beginning. With an excellent cooperating agent on the buyer’s side (this is so important in todays market) and steady communication throughout, we navigated inspection items smoothly and kept the transaction on track.

The result?
A closing timeline that fit their move.
A net profit they felt comfortable with.
A process that felt organized, informed, and low-stress.

The Next Chapter: Lake Life

Today, these sellers are moving on to their next adventure embracing lake life and a new pace of living. I’m deeply grateful for their trust across multiple transactions and honored to have guided them through each step of the journey.

Watching clients move confidently into their next chapter is one of the most rewarding parts of this work and I’m excited to see how theirs unfolds.
